(B101 is 1638 sf)  They sold between $550,000 and  $761,000 (B101 is priced at $425,000).  All but 3 sold in less than 7 days, many in 3,4 or  5 days.  9 had only 1 FB (B101 has 2 FBs).   More than half escalated from a lower list price.  One escalated $111k  over the list price and two other escalated close to $50k over list (those were priced in the $500,000s, so 10% over list.   The market for similar sized single family homes has rendered many buyers weary and ready to give up and many have.CONSIDER THE ALTERNATIVE TO A SFH....B101 in the Main Building at National Park Seminary.Two of the "must haves" for many condo dwellers are the ability to have pets and a washer dryer in the unit.  The units in the Main Building have a liberal pet policy and washer/dryers in the unit.  B101 has an elegant layout, with living on 2 levels, but contiguous, ie, not one above the other, but one a few steps down from the other.  The result is a clear distinction between the bedroom section and the "living" section.  When guests are visiting, the bedroom space is sequestered from the entertaining space, kitchen, dining area and spacious living room.  Perhaps the biggest bonus is the amount and quality of storage in this unit.  It has the largest storage space in the unit...other residents have purchased storage in the building that is half the size of this.  In fact, this is where the owner has created an office space and where he works from home.  It is private, can be closed off from the rest of the unit and still has tons of space and shelving to store.  In addition, the closets in the bedrooms are very large and customized with shelving and hanging space.Finally, quality of life at NPS is unparalleled...ask any of the friendly residents you meet, they will be happy to enthusiastically share how they love living at NPS.
