This 43.84 acre land parcel features an established driveway rising up to a few nice meadows with a westerly view, lengthy road frontage (1758 feet with multiple electric poles) on a well-traveled state highway, a nice mix of pine and deciduous tree growth as the land slopes slightly to moderately, and even has a stunning upland stream gorge with cascading waterfalls and riffles.  This would be an excellent option for those looking to establish a permanent home site, anyone with an eye towards investment to capitalize on the burgeoning Oneonta-Cooperstown region short term rental market, and could be superb as a recreational parcel for hunting, camping, and exploration.  All the basics are already set up here - an nice entry off the road gives a little elevation and buffer from the road, and then has a switchback to a meadow that would make a great home site.  The trail then proceeds east to a secondary meadow and then further to the gorge itself.  All these features combine for a compelling option for those in the land market, and this one is just under 10 minutes to the heart of Oneonta, and only 3 hours from metro NYC.
