space limitations. This is NASA developed technology and utilizes
vacuum foamed silica and is the most energy efficient insulation
currently known (R10 cf R4 for standard materials). Phase change
material (keeps living space temperature climate controlled
passively during day/night cycle). Works like ice melting and
freezing, but at room temperature. Copperflect radiant barrier.
Blocks heat flow instead of slowing it down like with standard
insulation. Roof, ceiling and walls wired with temperature sensors
to monitor energy fluxes and demonstrate extraordinary energy
efficiency and temperature stability. We have documented
temperatures of 130-140F in the roof deck while the living space
stays at 72F. HVAC highly energy efficient for whole house: Solar
electric (PV) roof panels. N.B. Owners electric bill is Zero! Solar
thermal panels (under PV panels) which contribute solar thermal hot
water Two gas hot water boilers. Main is condensing 98% efficient
200,000 BTU (way overkill). Back up boiler is older model 80,000
BTU boiler. Note - when the main boiler has been down for
maintenance during a cold spell, the backup boiler easily provides
all necessary hot water and heat to the house. Tenants pay for
their own electric and most of their cooling bills. All apartments
and rooms plumbed with iVectors, which provide heating or cooling
via hot/cold water from the basement. Highly energy efficient. All
apartments provided with their own heat pump for generating cold
water during cooling season. Note - a very neat design feature of
the solar thermal panels is that they RUN IN REVERSE during the
summer and radiates HEAT into the night sky which makes the cooling
more efficient and less expensive for tenants. This is monitored
and very cool graphics are available for when this is working.
Basement floor with radiant heating. Garage and driveway
pre-plumbed for electric car charging. All apartments have security
buzzer/intercom to front door. Plumbing lead free copper pipes. All
apartments and rooms with central but individually controlled
heating/cooling units. Basement sewer lines replaced in 2016 with
brand new steel pipes (made in America). . Basement storage area to
front of house is semi-finished and has pre-plumbed heating pipes,
and drainage pipes to potentially make a 2 bedroom and updated full
bathroom for an additional living space. It is at 50%+ above grade
level. This would require an additional exit door which could be
built toward the driveway, or via the storage closet to the base of
the front entrance stairs. Close to Riverdale Ave. Buses, # 1 Train
