Black Rock Forest and the Hudson River waterfront in Cornwall-on-Hudson are both about 15 minutes, and Woodbury Common is close enough to be convenient and far enough to be forgettable.
This is also the Cornwall Central School District, which is the reason land in this pocket almost never comes up and disappears fast when it does. That alone puts a floor under what you build here.
The rest is easy. Municipal water at the road takes well drilling and water testing off your list completely. Electricity is available at the street. The Salisbury Mills-Cornwall station on the Port Jervis line is roughly 10 minutes out, and Manhattan is about 55 miles south, so none of this costs you your connection to the city.
Buying land usually means buying a question mark and hoping the engineering comes back in your favor. This is the other version, where the plan is drawn, the tests are passed, the water is at the road, and the only decision left is the one you actually wanted to make.
