The Seller is an investment company selling its 75% tenant-in-common ownership interest.  Additionally, through a separate entity, the Seller is the owner of an approximately $35K foreclosable tax lien against the property for unpaid property taxes, which it will also assign as a part of the purchase price. For a buyer to acquire 100% ownership of the property, the Buyer must complete a tax lien foreclosure, which will take approximately four to six months to obtain a final judgment, vesting the Buyer with 100% fee title of the property. The subject sale is CASH ONLY; no financing is possible; Seller will convey title by Quitclaim Deed and a Tax Lien Assignment ONLY. The Seller will consider providing consulting services to assist Buyer, if necessary, through the tax lien foreclosure process for an additional fee. The Seller is in exclusive possession of the property as a co-owner. The Seller requires valid proof of funds for access; no attorney escrow letters, third-party funding, or transactional funding letters are acceptable. The Seller holds an unassignable Purchase and Sale Agreement for the remaining 25% ownership interest.The Seller will agree not to perform under the contract, allowing the purchaser to foreclose.
