About This Property
Holy super insulated Batman! This house was built with energy
efficiency in mind from the ground up. The walls are built as an
Arctic Wall. This design was developed by the Cold Climate Housing
Research Center at the University of Alaska Fairbanks. Some of the
greatest minds in cold weather construction developed this design.
The walls are 18 thick with R-65 dense packed cellulose! The
radiant heated slab foundation has 8 of foam insulation underneath
it! And the attic was built with 24.5 of cellulose for an R-90
rating! There is efficient LED lighting and the boiler runs off
propane. This house is so incredibly insulated and efficient it is
unreal. Check out the utilities history. Over a 22 month period
this house averaged about 20.2 gallons of propane per month and the
last rate paid was $3.63 per gallon. That is about $75 a month to
heat this house! The electric bill averaged just $71 a month! The
details and finishes in this house are well done. The flat wall
sheetrock finishes are high quality, the appliances are stainless,
the windows are triple pane, and the list goes on. The house was
also designed with handicap accessibility in mind. The bathroom has
a stained concrete finish with no raised lip into the shower stall
and the doors in the house are extra wide to better accommodate
wheel chairs. This 3 plus acre parcel is surrounded by the Chena
Flats Greenbelt conservation land. You will never have neighbors
with exception to the local wildlife. The view from your living
room window includes the Chena Ridge hills and the Rost Creek
slough that runs into the nearby Tanana River across the road. The
current owners have not confirmed but it seems likely you will have
the ability to fish for Pike in your front yard. Also, this
property is located on or near the historical Chena Town Site and
has a series of out buildings. Some are old log structures with sod
roofs. They look like a part of history, because they are. Your
imagination could yield some fantastic opportunities as a tourist
attraction, rental cabins, etc. The best of modern efficient
construction meets the best of Fairbanks history all on one private
lot available for you to own. If you want privacy, a well built and
incredibly efficient home, and a piece of Fairbanks history - then
this is the place for you. Welcome home.
