About This Property

Endearing, early 19th century home, sensitively restored and located across from the Hudson River with wonderful views from almost every room.  Live the waterfront lifestyle close to boat marinas, waterfront parks, restaurants, and nestled between two historic Hudson Riverfront villages of Piermont & Nyack.  Feel an excitement as soon as you enter the front door, passing through its beautiful and private, garden & landscaping,  to its bright and sunny interior.  Through the years the home has been expanded & renovated, and it offers a wood burning fireplace with a stone mantel, period newel post, antique Dutch door, pine & oak floors,  period panel doors/screen-storm doors, old wavy glass, stone patios, updated kitchen and baths, wonderful sandstone steps & walls, and an old fashion storage shed and separate garage.  This comfortable home offers 4 rooms on the first floor: living room, dining room/den, glassed in sitting room/den, kitchen and half bath.  Second floor has 3 bedrooms and bath.  Just behind the house & up a small rise, is a flat, hidden area of the property, which is undeveloped and offers spectacular views of the Hudson on the east, and up close views of the sandstone outcroppings in the rear/west.  The 10+ mile nature trail/Erie Rail trail, is just above the property. Living at 115 River Rd offers an easy lifestyle, for the active person who enjoys using the Hudson River, or walking/hiking/jogging/biking, etc., or one who simply wants a bucolic spot to relax, enjoys gardening, or desires a wonderful place to work from home! River Road was originally a foot trail for native Americans to travel to and from the river,  later a horseback trail and finally a road.  It's been called the prettiest road in Rockland County.  It just underwent a huge, multi-million dollar rebuild and sidewalks were added for easier access for residents. Active sandstone/brownstone quarries were located behind this home and quarried until the early/mid 1800s.  In the later part of the 19th/early 20th century, there was a active yacht club directly across the street. The only element that remains of it today, is a bell tower.  115 River Rd has been owned by many through the years.  One family of particular note, were brothers,  Charles and Daniel Frohman, in the 1890s.  They started their careers in the American Theater as actors in the early days of Broadway, and later became theatrical producers and managers.  Grandview attracted many actors at the turn of the century and there were several boarding houses & hotels that attracted successful New Yorkers of the day, including Diamond Jim Brady and actress, Lillian Russell, who were regulars to Grandview.  The Frohman brothers developed a system of road companies that would tour the nation while the shows also played in NYC.  In 1890s, Frohman co-founded the Theatrical Syndicate, a nationwide chain of theaters that dominated the American touring company business for more than two decades.  They produced top hits of the day.  Frohman also went into business with Adolph Zukor, another Rockland County resident, who was one of the three founders of Paramount Studios.  A very special place.  Nothing compares to 115 River Road! River House. Authentic circa 1820s Greek Revival, thoughtfully reimagined to be a one-of-a-kind, 200-year-old home that's been masterfully restored, renovated, and expanded by approximately 35%. Blending timeless, early American architecture with modern luxury, this serene retreat offers sweeping views of the Hudson River from nearly every room, inviting a deep sense of calm and connection. Nestled in the historic village of Grand View-on-Hudson, just up the road from Piermont, this home is steeped in rich history. This property was part of the region’s famed sandstone/brownstone quarries, and the upper property still features dramatic quarry cliffs that rise behind the home, up a windy stone staircase to a large plateau —yours to explore. A rustic sandstone patio overlooks the river with panoramic vistas and Grandview’s historic rail trail above the property. Escape to nature. Imagine! Inside, period details have been lovingly preserved and paired with state-of-the-art systems and finishes. Wide-plank original floorboards, select windows with original wavy glass, handcrafted woodwork, and a classic stone fireplace recall the home’s early roots. These authentic elements are seamlessly integrated into the new addition, which includes a designer kitchen with Viking oven/range, GE-Monogram fridge, large island with stools, several antique cupboards with French doors - relocated from the 1920 addition that was rebuilt, large pantry, wine fridge, quartz counters, many closets, and large attic with pull down staircase for storage. Three full baths: primary with freestanding soaking tub next to to picture window, double vanity and large shower; second bath also with double vanity, and combo bath shower; third bath with a large shower. Big windowed laundry room facing yard, plus all-new plumbing, electrical, HVAC, and central air. A new roof was added to entire house; the original section of roof was raised about 5 ft to extend the ceiling height. Steel beams were used during construction to support the original section of the house. Outside, the property is surrounded by a lush, old-world garden featuring a vibrant collection of flowering plants throughout the seasons. A separate petite outbuilding—recently refinished with windows—offers flexible space for a cozy artist studio, writing nook, or garden retreat. There's also a detached garage for added convenience. River House is more than a residence—it’s a sanctuary. A place to grow, reflect, and live a waterfront lifestyle surrounded by nature, yet only minutes from New York City. This is your "One of One." Welcome home!
