In addition to working with buyers and sellers, Andrew Anderson has become one of the leading agents in the new development market. Over the past nine years, Andrew has led the successful sellout of over 800 units and eight new developments in Manhattan totaling over $1.5 billion in sales. In 2005, Andrew worked as the on-site sales director for Cape Advisors and Adres Balazs' One Kenmare Square, at 210 Lafayette Street. One Kenmare Square broke the dollar-per-square-foot and speed-of-absorption records for the time and remains one of Soho's most successful developments to date. Following his unprecedented success in what was once considered the outskirts of Soho, Andrew soon introduced 76 Madison Avenue to the market with an overwhelming reception. In 2006, this pre-war loft conversion was only the second development of its kind in the Madison Square Park area. Since then, the area has become one of the most expensive and desirable locations in New York City. From Madison Square Park to Murray Hill, Andrew assumed the role of sales director for LCOR's The Charleston in late 2006. Located at 225 East 34th Street, The Charleston was the first ground-up, new development to be constructed in that neighborhood since 1991. Concurrently, Andrew launched sales at The Chelsea Stratus, Chelsea's tallest and one of its most prestigious high-rise condominiums. The 201 units at the Chelsea Stratus sold out in approximately sixteen months at the highest price per square foot in the neighborhood. In 2009, Andrew took over sales at 254 Park Avenue South. In his first five months on-site, Andrew launched a new marketing campaign and the pace of sales nearly doubled. Following an impressive performance, Andrew soon took command of sales at The Residences at 400 Fifth Avenue. Andrew and the 400 Fifth Avenue sales team received the 2011 Douglas Elliman Award for Most New Development Sales Volume. Now, over the past ten months, Andrew has held post at The Leonard, at 101 Leonard Street. With Andrew's skillful sales direction, The Leonard opened the gateway for new development in Eastern Tribeca. The 66-unit building launched in July of 2013, and in just the first 12 weeks of sales over 85% of the units were under-contract. Only two units remain. He is currently working on The Reade Chambers, at 71 Reade Street. Seventeen of eighteen units were under contract within just 60 days of its launch. Andrew is also heading sales at 10 Sullivan, a boutique Cary Tamarkin designed 20 unit condominium.Andrew takes the team approach to real estate sales and is a founding partner of the Anderson-Ehrmann Team at Douglas Elliman.
