The Sydni Building is a 15,000 sq. ft. totally gutted brick structure with concrete floors on the 1st level and wood floors on the 2nd level. The 1st level concrete was a total demo replaced with CA6 & CA7 limestone, compacted, vapor barrier, wire mesh, 5/8" rebar and 5-6" concrete pour. There is a partial sub-basement at the rear of the building. The structure is supported by timber beams and columns. The interior walls are currently exposed brick which have been sandblasted and tuck-pointed. The 2nd level is an open bow truss design with an average 12 ft. ceiling supported with arched wood trusses. The ceiling height for the 1st floor is also approximately 12 ft. In addition, the building's interior brick walls & ceiling timbers have been repaired, power washed, & tuck-pointed.  The roof has been repaired & sealed.  The stairwell shafts have been rebuilt, and the elevator shaft has been repaired ready for the elevator mechanicals to be installed. The owner is willing to negotiate the inclusion of their city-approved, permitted & stamped architectural plans. That could save the buyer time & dollars without having to begin their design & drawings from scratch. This building has an extremely rich history of the 708 Blues Club site.
