The site of the former Telegraph Sand & Gravel Mine consists of 233.50 acres.  77 mining acres available, 7 have been mined to date.  There are 3.09 acres of topsoil stockpiles & roughly 100 acres of standing timber (potentially 334,480 board feet).  The majority of the timber is Aspen, Black Cherry, Hemlock, Red Maple, Sugar Maple, & White Ash (there are several "infant" black walnut trees).  A portion of the property is currently leased for crop growth, primarily alfalfa & stock corn.  There is a freshwater Artisinal spring that feeds 2 trout-stocked ponds, 1 is 2 acres in size & the other is 4 acres.  A 56' x 40' pole barn is the only structure on the property, there is residential zoning so no restrictions on building.  All this just a pleasant 15 minute drive to Letchworth State Park.
