260 Park Avenue South was built in 1913 and consists of two neoclassical buildings. A chunk of the property previously served as the headquarters of the United Federation of Teachers (UFT) for nearly three decades.

Once UFT moved in 2002, 260 Park Ave. was vacant until developers Adam Hochfelder at Max Capital; Yitzchak Tessler of Linjan Associates LLC; and Insignia Financial Group stepped in to revamp it into a luxury residence.

Karl Fischer Architects oversaw the redesign, which included 86 apartments across 12 floors, with Shamir Shah overseeing the interiors.

This building now offers those who live there elevator access some 110 luxury loft spaces, a private rooftop deck, full-time doorman service, a courtyard, a children's playroom, bike storage, a central laundry room, and a health club.

Residents also benefit from being located in the heart of Gramercy Park, where they may enjoy some of Manhattan’s best shopping and dining. Union Square and Madison Square Park are also nearby.
