About This Property
Rich with history and full of great potential is this charming 2
story building located on a nice corner lot. Built in the 1930s
this 2 story hand cut rock building served as the Fire-station in
Waldron for many years. The white building on the corner was the
Waldron Water Department and housed several large pumps that pumped
from a well inside that's approximately 750' deep. It has been
covered for years but could still be used! It served the city of
Waldron up until the local poultry processing plant now owned by
Tyson Foods was constructed in the 1960's. The large cement/rock
structure on the west side of the property are cement tanks that
stored the city's water with another pump house located
between them. 2 doors have been cut in one of the cement
"tanks". The walls are approximately 10" thick, double matted with
re-bar and an approximately 5" cement top. The Firehouse was added
onto in the 1980's and has previously served as a home, daycare
center, flea market, home daycare, and rental property. It's
currently laid out as a large 3 bdrm 1bath apartment upstairs and
has a completely open floor plan on the lower level that could be
easily made back into an apartment (plumbing already in place)! The
large lot is already commercially zoned and there's enough room for
another business between this building and the local Family Dollar
franchise building located on West 2nd St. The owner reports that
numerous people over the years have mentioned they'd build
apartments on top of the cement structure, make inside the tank the
front of a store and expand to the east where it could easily be
connected to the main house. This location is close to Tyson Foods
and does get an abundance of foot traffic. The main building does
need some work, mainly cosmetic, but is extremely secure and
wouldn't take much to be open for business! The white building is
currently used for storage and in need of repairs but offers great
salvage of the vintage lumber and windows! This building has
previously generated $900/month + all utilities rental income but
could easily be much more with a little work! The lot size is
104'x233', Cement structure 26'x114', Main Building 38'x42',
Main building add-on 38'x38'. Call for your private showing today
