gate BLM allotment of 94 AUM for one month allows for a spring
turnout to let the meadow grasses establish themselves before
cattle are rotated back to the irrigated pastures for the summer
months. The irrigation rights to 345.15 acres allow for
livestock to graze on irrigated pastures for the majority of the
grazing season and also gives the owner plenty of water to raise
winter feed. As of 2020 there are approximately 135 acres, of which
55 acres are spring 2020 seeding, of alfalfa currently in
production. With no fertilizer applied and only taking 2 cuttings
to allow for fall grazing, the owner estimates approximately 300T
of winter feed is produced. Irrigation water for the 105 +/- acre
pivot, wheel lines, and handlines is pumped from the Powder River
with average electrical costs of $1,500/month according to the
owners. Flood irrigation water for 195 +/- acres is applied via the
Cranston & Perkins irrigation ditches. According to the owners,
pumping directly from the Powder River allows for the irrigation
season to extend all summer, even after the irrigation ditches are
shut down. The ranch headquarters is ideally situated with
incredible views in every direction. The ranch house has a total of
3,252 square feet with 3 bedrooms and 3 bathrooms. Remodeled in
2007 the house has many high-end finishes including a kitchen which
features; granite countertops, stainless steel appliances, Viking
double oven & propane cooktop, farmhouse sink, baking center and
custom hardwood floors made of Japanese Oak whisky barrels. The
master suite is located on the main floor and features Travertine
tile, jetted tub, tile walk-in shower and dual vanities. A
geothermal central heating and cooling system helps reduce utility
costs. A covered deck allows for a relaxing area to take in the
incredible view of the Keating Valley and Elkhorn
Mountains. Improvements on the ranch include a 1,440 square
foot shop that features power, heating, and cement floors. A
livestock barn that can be utilized as a calving shed with 6 stalls
is conveniently located near the ranch house. There are also
several three-sided equipment sheds to store equipment and supplies
out of the elements. A corral system complete with a semi-truck
loading chute allows for direct shipping to and from the
