One Manhattan Square is one of the most high-end luxury condominium designs in recent New York City memory. The 80-story skyscraper is touted as “the Ultimate Residence,” offering residents roughly 100,000 square feet of indoor and outdoor amenities spanning across four floors and designed by renowned boutique firm Meyer Davis Studio.

The building includes a fitness center, pool, sauna, bowling alley, and basketball court. It also offers performance spaces, entertaining spaces, squash courts and a fully-staffed laundry room.

Erected by Extell Development Company and designed by Toronto-based architecture firm Adamson Associates Architects, this monolithic glass tower is located right in the heart of a historically low-rise, working-class neighborhood. Its sprawling outdoor private garden — claimed to be New York’s largest — was designed by West 8, the same firm behind Governor’s Island’s engineered hills.

Also known as 225 Cherry Street (and 252 South Street), it was first built in 2015, topped out in 2017 and began closings in 2019. It has 72 floors and offers a rent-to-own program. Should renters choose to purchase their unit, the firm will credit a full year’s rent toward the purchase price.

Potential residents may pick from one to three-bedroom condos, each one with panoramic views of the river and skyline — arguably the most valuable waterfront living opportunities in Manhattan.

Each residence features sleek layouts, custom finishes and a skyscraper energy. Extel also worked on such opulent projects as One57 and Central Park Tower, the record-breaking glass towers overlooking Central Park that are redefining the New York City skyline; the redevelopment of the former Carlton House Hotel into luxury residences; and the development of Riverside South, a vibrant new neighborhood on the Upper West Side.
