1 Wall Street Court is a residential building in the Financial District of Manhattan in New York City. It was completed in 1904 at the intersection of Wall, Pearl, and Beaver Streets — the latter of which inspired the nickname “Beaver Building.”
The 15-story building was designed by Clinton and Russell. It was designed in the Renaissance Revival style with an acute angle, akin to The Flatiron Building at 175 Fifth Avenue.
1 Wall Street Court once served as the headquarters of the Munson Steamship Line from 1904 until 1921 (the company owned 1 Wall Street from 1919 to 1937). The structure was foreclosed upon in 1937, and ownership subsequently passed to several other tenants, including the Bowery Savings Bank and The New York Cocoa Exchange, which occupied the building between 1931 and 1972.
Since then, 1 Wall Street Court has been referred to as “the Cocoa Exchange.” It has gone through several commercial transformations over the next three decades, and wouldn’t be converted into a residential condominium building until 2006.
Today, the so-called “Cocoa” building is a boutique full-service, 15-story building containing 126 condominium apartments. Its posh entrance presents a lobby adorned with rosewood, Venetian plaster, fashioned Botticino marble walls and an aluminum leaf ceiling. Above, there’s a Sky terrace and rooftop lounge equipped with TVs and a wet bar.
1 Wall Street Court’s other amenities include a 24/7 doorman, concierge and laundry room. Another perk is it’s close to several major subway lines, including the A, C, J, Z, 2, 3, 4 and 5 trains.
The building was designated as a city landmark by the New York City Landmarks Preservation Commission in 1995 and was added to the National Register of Historic Places (NRHP) in 2005.
It is also a contributing property to the Wall Street Historic District, a NRHP district created in 2007, and served as the setting for the exterior shots of the Continental Hotel in the 2014 film John Wick.
Among the colleges within the building’s orbit, including Nyack College, the New York Film Academy, the Metropolitan College of New York and The King's College.
