This property is raw undeveloped acreage situated on the south side of Bandy Canyon Road at Old Survey Road in unincorporated San Diego County territory, just southeast of the city of Escondido, California. The subject was subdivided into eight parcels totaling 227.82 acres of gross site area that were intended for a Mitigation Bank that sells credits to land owners needing to mitigate the impacts of their proposed developments in other parts of the county.  According to a survey prepared by Florez Engineering, Inc., this 13.41 acres, as well as several other sections of the subject site (totaling 72.92 acres) were designated open space easements and granted to Palomar Community College for mitigation purposes. Deducting the open space easements from the gross site area of 227.82 acres results in a net site area of 154.90 acres.
